What we see in Ringgold homes

Ringgold has been a town since it was chartered in 1847 as a shipping point on the Western & Atlantic Railroad. The depot was built in 1849 and still carries the marks of Union cannon fire in its sandstone walls. That's a long span of building, and we see three distinct groups.

The old downtown core. Houses near the depot and along the original streets go back generations. Construction from that era has no air barrier at all - open framing, pier or stone foundations, board sheathing, and a rim joist that has been letting air through since it was built. On these, the insulation level is rarely the real issue. Air movement is. We seal the crawl space and the attic plane and leave the historic interior alone.

Postwar and later valley subdivisions. Catoosa County grew hard once Chattanooga commuting took hold. A lot of that housing went up with vented crawl spaces and fiberglass batts stapled between the floor joists. In this valley that setup fails on schedule. Humid air comes in the foundation vents, hits the cool floor system, wets the batts, and the batts eventually sag and drop onto the dirt. Then the floor runs cold, the HVAC runs long, and nobody can find the cause.

Homes rebuilt or repaired after April 2011. The April 27, 2011 tornado moved through Ringgold and plenty of houses were repaired or partly rebuilt in the years after. If yours was one of them, the roof and attic may not be built the same way as the rest of the house, and that seam is a common place for us to find air moving. It's worth a look even if everything reads as fine from inside.

You're based in Chattanooga - do you actually take jobs in Georgia?
Yes, regularly. Ringgold is a short run down I-75 and Catoosa County is core service area for us, not an outlying exception. We're in Fort Oglethorpe and Rossville just as often.

My house was repaired after the 2011 tornado. Is there anything specific to check?
Look at the attic, especially where new framing meets old. When a roof gets rebuilt onto an existing house, the joint between the two doesn't always get sealed, and that's a straight path for air. We check that seam first on repaired homes.

My crawl space has standing water sometimes. Can you still seal it?
We'll look at it before we quote. Encapsulation handles ground moisture and humid air, which is what causes most of the damp-crawl-space complaints we get. It usually means less ground moisture and more wind. Houses on a slope tend to have more air leakage pressure on them and often a taller crawl space or a partial basement. The approach is the same - seal the top and the bottom - but where we spend the most time shifts toward the attic.
