What commercial insulation actually has to solve

Commercial work is a different problem from residential, and the buildings tell you so. On a house, the conversation is usually comfort and the power bill. On a commercial building it is generally one of four things:

  • Condensation and moisture. Steel deck warehouses, cold storage envelopes, mechanical rooms. Water dripping on inventory or product is a direct cost, not a comfort complaint.
  • Conditioning a space that was never meant to be conditioned. Somebody bought a shell warehouse and is now putting offices, a gym, a brewery or a shop inside it.
  • Operating cost. A building with a big envelope and a big HVAC load where the numbers actually move when you fix the envelope.
  • Occupant complaints. Retail and office space that is unusable in July or January, or a tenant who will not renew.

The right insulation depends entirely on which of those you have. We would rather come out and find out than quote off a square-footage number over the phone.

Buildings we work in

  • Warehouses and distribution — roof deck and wall panel, usually closed-cell, usually driven by condensation and summer heat gain.
  • Manufacturing and industrial — process heat, equipment rooms, and buildings where temperature stability matters to what is being made or stored.
  • Retail and restaurant — tenant fit-outs, roof decks over dining and sales floors, sound between suites.
  • Offices and professional buildings — envelope upgrades, roof decks, and the perennial problem of a top-floor suite nobody can work in during August.

  • Agricultural and equipment buildings — barns, shops and storage where protecting what is inside is the whole point.
  • Multi-family and mixed use — unit-to-unit sound, corridor and demising walls, and floor assemblies between occupancies.

Closed-cell or open-cell on a commercial job

Closed-cell is the default for anything with a steel deck, a metal panel wall, a below-grade wall, or a moisture problem. It is a vapor retarder in its own right at typical applied thickness, it adds stiffness to the assembly, it will not hold water, and it delivers high R-value in a shallow depth — which matters when you are fighting for clear height in a warehouse.

Open-cell earns its place on interior applications where the goal is temperature stability and sound rather than vapor control: demising walls between suites, floor-ceiling assemblies in multi-family, office build-outs inside a conditioned shell. It costs less per inch and it is a substantially better sound product.

Most commercial jobs of any size use both, in different places. Be cautious of a bid that specifies one product for the entire building without discussing the assemblies.

Working around an operating business

The hard part of commercial work is usually not the spraying. It is doing it without shutting the business down. What that looks like in practice:

  • Phasing. Bay by bay, floor by floor, suite by suite. We would rather take longer and keep you running than demand the whole building for a week.
  • Nights and weekends. Common on retail, restaurant and office work. We schedule it that way when it is what the job needs.
  • Clearing and re-occupancy windows. The work area has to be vacated during application and for a defined period afterward while the foam cures and ventilates. We give you that window in writing up front so you can plan staffing and deliveries around it, not discover it on the day.
  • Protection. Masking inventory, equipment, racking and finishes is part of the job, not an add-on.
  • Coordination. On a fit-out we are one trade among several. We work to the GC's schedule and we do not hold up the trades behind us.

Fire, code and exposed foam

This is the question commercial clients ask that residential clients rarely do, and it is worth understanding before you compare bids.

Spray foam is a code-recognized insulation, but where it is left exposed rather than covered by drywall or another finish, code generally requires either a thermal barrier or an ignition barrier, depending on the occupancy and whether the space is used for storage or entered only for maintenance. In an open warehouse or an exposed roof deck, that usually means an intumescent coating applied over the foam.

That coating is a real line item and it is not optional. If you are comparing two bids and one is meaningfully cheaper, check whether it includes the barrier — that is the most common reason commercial foam bids come in far apart. We include it where the assembly requires it and we will tell you plainly whether yours does.

What commercial insulation costs

Commercial pricing turns on square footage, the product and thickness the assembly requires, whether a thermal or ignition barrier is needed, access and height, whether existing material has to come out, and how much of the work has to happen outside business hours.

Our process is the same as it is on a house: we come out, walk the building, and give you a written price before we touch anything. The evaluation is free and there is no obligation. For larger projects and for GCs we will work from plans and specs and provide a bid package.

Commercial insulation FAQs

Do we have to close the building while you work?

Almost never the whole building. The active work area has to be cleared during application and for a defined re-occupancy period afterward, but we phase jobs bay by bay or suite by suite, and we work nights and weekends when that is what keeps you operating. You will get the specific clearance window in writing before we start.

Does exposed spray foam need a fire coating?

In most commercial applications where the foam is left exposed, yes — either a thermal barrier or an ignition barrier depending on occupancy and use of the space, typically applied as an intumescent coating. It is a genuine cost and it is the most common reason competing bids differ. Confirm any bid you receive includes it.

Will insulating actually lower our operating cost?

On a building with a large envelope and a large conditioning load, usually yes and often substantially, because commercial buildings tend to start from a worse baseline than houses do. But it depends on the building, how it is used and how it is currently conditioned. We will tell you on-site if we do not think the numbers work for you.

Can you insulate cold storage or a temperature-controlled space?

Closed-cell foam is well suited to it — continuous vapor control with no seams or thermal bridges through fasteners is exactly what those envelopes need. Bring us the temperature and humidity targets and we will scope the assembly to them.

Do you work with general contractors and from plans?

Yes. We bid from plans and specs, we work to the GC's schedule, and we coordinate with the trades ahead of and behind us. Repeat commercial work is a good fit for how we operate.

Can you remove the old insulation that is already in our building?

Yes. Sagging blanket insulation, wet or contaminated batts, and failed board are all things we take out and dispose of as part of the job. See insulation removal for more on that side of the work.
