What we see in Jasper homes

Jasper has been the Marion County seat since 1819, when the county bought 40 acres from Elizabeth "Betsy" Pack for a dollar. The town has grown in distinct waves since then, and each wave built a different kind of problem into the walls.

The old town core, 1800s into the 1920s. Jasper grew first as a market town for the valley farms and then as a railroad point. Houses from that era are balloon-framed with tall ceilings, sitting on brick or stone piers over an open crawl. The stud bays run clear from the dirt underneath to the attic with nothing to stop air. When heat leaves the top of the house, the house pulls damp crawl air up through the walls to replace it. Blowing more insulation on the attic floor doesn't touch that.

Mid-century town growth, 1930s through the 1970s. Most of that infill is small frame and brick ranch housing. These have vented crawl spaces with fiberglass batts stapled up between the floor joists, and most had central heat and air added long after the house was finished, which means the ductwork got run through the crawl or shoved into a low attic. The batts sag out of the joist bays and land on the ground. The ducts keep moving conditioned air through unconditioned space. You pay for both.

Interstate-corridor and newer construction, 1970s to now. Growth shifted toward the I-24 corridor after the interstate went through, and those houses are bigger - two-story, split-level, vaulted great rooms, bonus rooms over garages. They were insulated to code minimum, which is the least a builder can legally do, not the amount a house in this climate wants. The upstairs is where you feel it. Foam applied to the roof deck brings the attic inside the sealed envelope.

Crawl spaces: no dehumidifier, because the seal is complete

Jasper is sitting where the Sequatchie meets the Tennessee. That's good bottom land and bad crawl space conditions. From spring through fall the air down here carries a heavy moisture load, and a vented crawl space lets all of it in. It comes through the foundation vents, meets the cool ground and the cool underside of your subfloor, and condenses right there on the wood.

Jasper is a short run for us on I-24 from our shop on Gifford Street, and Marion County is part of our regular service area. We're in South Pittsburg and Dunlap on the same routes.

My house is one of the old ones near the courthouse square. Is spray foam going to hurt it?
No, and we don't have to open finished walls to do the work that matters. On an old house the attic and the crawl space give you the most return, and neither one means tearing into plaster. If you're already down to studs on a remodel, that's when we'd look at wall insulation.

We've got a shop building out on the property. Worth doing?
Yes, especially if you use it year-round. On a metal shop building foam stops condensation from forming on the underside of the roof panel and dripping on your tools, and it makes the space usable in July and January.

Half my house stays comfortable and the other half doesn't. Can foam fix that?
Usually, yes. That pattern almost always traces back to an air leak or a duct run, not to the HVAC unit. Rooms over garages, rooms at the end of a long duct run, and rooms above an uninsulated crawl are the usual suspects.
